You can also submit an online maintenance request with the click of a button. We offer online rent payments giving you the flexibility to pay your rent at home at no additional cost to you.

Please note that maintenance requests are only viewed during our office hours of Monday through Friday 9am to 5pm, with the exception of specific holidays. If this is an emergency maintenance request, please use our afterhours emergency system by calling 206-595-7337. If your emergency is related to fire, smoke, gas or other hazardous substance please call 911 first.

Application Approval Requirements
An application is considered complete when we have received an application filled out by each individual 18 and over who will be living at the property along with photo identification and the $42 application fee for each person. We run one application at a time. If we receive more than one application for the same property we will run the most qualified application first.
- Applicants must provide proof of employment and/or income.
- Applicants must have an income of three times the monthly rent.
- Applicants must have good rental references or have a good standing mortgage account show up on their credit report.
- Applicants must have a minimum credit score of 650. All credit will be approved or denied on a case by case basis based on the discretion of Ballard Realty Property Management and the Property Owner.
- Applicants applying with a cosigner will be accepted on a case by case basis at the discretion of Ballard Realty Property Management and the Property Owner.
- Applicants must not be a convicted felon.
- Applicants must not be a convicted sex offender.
- Applicants who have been convicted of other criminal acts will be approved or denied at the discretion of Ballard Realty Property Management.
- Applicants must not have been previously evicted.
- Applicants must not have filed for bankruptcy within the past 5 years.
